Best suited as it is? There is some dry rot in the lounge floor in the ground floor flat.

The rest is concrete.

The rest feels solid through all three storeys.

There is evidence at the top floor of roof problems over the years which have been patched and made good and these appear to be at the dormers and suspect failed flashings.

Your surveyor will be able to confirm the state of the roof itself, but the building (despite being empty for years) appears dry.

There is a modern fire alarm system – which is zoned for letting, although the electrical safety legislation has moved on, and this will need addressing.

Full decorative refurbishment is required in the whole building.

That said, these could be very nice little flats with some hard work and investment.

The possibility to add parking, utilising the yard to the side, will give them something quite exclusive in that location and will help boost the return.

This would be subject to the necessary permissions and one must make sure the access is far enough from the junction, naturally.

The yard is big enough to fit another small building in, again subject to the necessary permissions, but a 2 bedroom let on the side would be popular, so worth exploring.

Alternatively, make the ground floor a garden flat and extend it a bit into the footprint of the derelict lean-to.

There are many options and that is what makes this attractive.

To be fair, at this price, in this market – it is a lot of bang for your buck.
